    The Hottest ZIP Codes in America is a monthly report that highlights the ZIP codes seeing the most activity. The 2026 mid-year report examines moves that occurred in January to June 2026.

    A ZIP code’s “hotness” is assessed in three ways:

    • Move volume per capita: the number of moves with a destination in the ZIP code per 1,000 people.
    • Total move volume: the absolute number of moves with a destination in the ZIP code.
    • Biggest month-over-month increases: ZIP codes with the largest jumps in moving activity compared to the previous month.

    For the purposes of this report, all moves with a destination address within a ZIP code are counted, including those where the move originated in the same ZIP code. This approach captures the total moving activity within each area, reflecting both local and inbound relocations.

    A Six-Month Overview of U.S. Relocations in 2026

    The first half of 2026 saw significant movement across the country, with more than 5.29 million people relocating between January and June, averaging 881,730 moves per month.

    Move volumes started the year relatively strong in January before dipping in February, historically one of the quieter months for relocations. Activity picked back up through the spring, climbing steadily from March into April, before peaking in May at nearly 993,000 moves, the highest single month of the period. This progression is consistent with typical seasonal moving patterns, as relocation activity generally builds throughout the spring before reaching its highest levels ahead of summer. The steady month-over-month increase suggests that demand remained resilient during the first half of the year, with those moving continuing to take advantage of the spring housing market.

    From a state-by-state perspective, the per capita rankings, which analyzed moves per 1,000 residents, reveal a distinct geographic pattern in where people are picking up and going.

    Florida leads the nation at 22.1 moves per 1,000 residents, followed closely by Colorado (21.87) and Idaho (20.42). Rounding out the top five are Washington, D.C. (20.36) and Arizona (20.05). These high-mobility states span the Sun Belt and Mountain West, regions that have generally drawn steady in-migration in recent years.

    At the other end of the spectrum, New York posts the lowest rate in the country at 10.0 moves per 1,000 residents, with Hawaii (11.02), New Jersey (11.34), Mississippi (11.45), and Alaska (11.59) also landing near the bottom. Several of the lowest-ranked states are geographically isolated or dense, high-cost Northeastern markets, both profiles that tend to see less relocation churn.

The study ranks ZIP codes by moves per capita, highlighting where the highest number of new residents moved in the first half of 2026 per 1,000 current residents. For the total move volume rankings, ZIP codes are ranked by the absolute number of moves with a destination in that ZIP code during the same period.

    For the purposes of this report, all moves with a destination address within a ZIP code are counted, including those where the move originated in the same ZIP code. We exclude ZIP codes with a population of 2,000 or less to avoid small-sample-size skew. This approach captures the total moving activity within each area, reflecting both local and inbound relocations.
